Nearly every building in the island city over thirty years old already has a legal structural-audit obligation. Most committees don't act on it until a leak forces the issue.
If your building is more than thirty years old — and in South Mumbai, that describes the overwhelming majority of housing stock — it falls under Section 353B of the Mumbai Municipal Corporation Act, which requires a structural audit by a licensed structural engineer. Where the audit finds the building unsafe or in need of repair, a certificate has to be issued within thirty days, and repair work is expected to begin within six months of that finding.
Why this is a waterproofing conversation too
A structural audit and a waterproofing survey overlap more than committees usually expect. Water ingress is one of the primary drivers of the structural deterioration an audit is looking for — corroding reinforcement, spalling concrete, degraded masonry. Timing a terrace or facade waterproofing scope alongside a structural repair, rather than as two separate procurements months apart, generally means less rework and a cleaner budget conversation with residents.
