A building three streets back from the water and a building facing it directly can have the same age and the same construction, and still age at very different rates. Airborne chloride from sea spray accelerates corrosion of reinforcement steel inside concrete — a mechanism suburban inland buildings are far less exposed to, and one that shows up first as spalling: concrete cover cracking and falling away as the rusting rebar underneath expands.
Why this isn't just a cosmetic issue
Spalling on a sea-facing facade is a visible symptom of a process that started inside the concrete, invisibly, years earlier. By the time cover concrete is falling away, the reinforcement has already lost cross-section. Waterproofing a facade in this condition without addressing the exposed, corroding steel underneath treats the symptom and leaves the cause in place.
A survey on a sea-facing structure needs to answer a different question than an inland one: not just where is water getting in, but how far has chloride already travelled into the concrete.

Beyond standard moisture and leak detection, a coastal-facing assessment looks at the condition of exposed reinforcement, the depth of carbonation and chloride ingress where accessible, and which elevations bear the most direct exposure — a building's sea-facing wall and a courtyard-facing wall of the same structure are, in effect, two different waterproofing problems.
Who this applies to
Cuffe Parade, Colaba's sea-facing stretch, Marine Drive and the Backbay reclamation buildings carry the highest direct exposure in South Mumbai, but the effect isn't limited to the literal waterfront — salt-laden air travels, and buildings several streets inland still see accelerated wear compared to landlocked parts of the city.
